USDA RURAL LOAN PROGRAM:

These are primarily used to help low-income individuals or households purchase homes in Rural areas. In order to be eligible for many USDA loans, Household Income must meet certain guidelines. Applicants for loans may have up to 115% of the median income for the area.  Also, the home to be purchased must be located in an eligible Rural Area as defined by USDA. VETERANS ADMINASTRATION (VA) LOANS:

VA guaranteed loans are made by private lenders to eligible veterans to purchase their own personal home. The guaranty means the lender is protected against loss if you fail to repay the loan. The guaranty replaces the protection the lender normally receives by requiring a down payment allowing you to obtain favorable financing terms. The conforming loan limit for 2008 is $417,000 ($625,500 for Hawaii, Alaska, Guam and U.S. Virgin Islands).  This means that qualified veterans could get a no down payment purchase loan for those amounts. FIRST TIME HOME BUYER ASSISTANCE:

The Tallahassee Lenders Consortium (TLC) provides down payment assistance to first-time home buyers like you. Down payment assistance through TLC can pay for down payment, prepaids and all other buyers closing costs up to $10,000 in most cases. It is a Great program but the money does have to be paid back. It is referred to as a "Silent Mortgage".  There are no monthly payments or interest.  The loan is due and payable upon 1) sale, transfer, bankruptcy or foreclosure, 2) refinance of the first mortgage, 3) the borrower no longer occupies as primary residence or 4) maturity of first mortgage (not more than 30 years).  For Application Details Click Here.
